MORTGAGEPEDIA EXPLAINS

Current advertised home loan rates

These are home loan rates lenders publish through Consumer Data Right (CDR) product data. Each rate carries the lender’s own as-at date, not mine. They are general information, not a quote, a pre-approval or an offer of credit. What a lender offers you depends on its assessment of your circumstances.

This page shows owner-occupier rates only.

Christine’s view

Rate is one input. Policy, servicing and structure determine whether the product actually fits.

Four things on every rate, kept apart on purpose

Headline rate
The interest rate the lender advertises for this product, before fees.
Comparison rate
The interest rate and standard fees folded into one figure, calculated on a $150,000 loan over 25 years. It is a guide to cost, not a prediction of yours.
Product type
Variable or fixed (with the fixed term), and whether repayments are principal and interest or interest only.
LVR assumption
The loan-to-value range the lender attaches to this rate. A rate shown for a lower LVR band may not be available to you at a higher one. Where a lender tiers by loan size instead, the row says LVR band not published.

As at is the lender’s own date for that product, not the date of my last refresh.

Each lender appears once for each rate type and fixed term, showing its lowest published comparison rate for owner-occupier loans. This isn’t every product a lender offers.

Lenders appear here because they publish this data. It isn’t a list of the lenders I work with.

“A rate published for a lower LVR band, or for a different product type, may not be the rate that applies to you.”

Comparison rates are based on a loan of $150,000 over a term of 25 years. WARNING: This comparison rate is true only for the examples given and may not include all fees and charges. Different terms, fees or other loan amounts might result in a different comparison rate.

General information only. It does not take your objectives, financial situation or needs into account. Lending is subject to lender assessment and criteria. This is not a quote or an offer of credit.

What these rates don’t show

  • The rate you're offered depends on the lender's assessment of you, the property and the loan, not on the advertised rate alone.
  • The comparison rate leaves out valuation and legal fees, Lenders Mortgage Insurance, break costs and government charges.
  • A fixed-rate loan can carry a break cost if you leave early.
  • Rates change. The as-at date tells you how old each one is.
  • This isn't every product on offer, only each lender's lowest comparison rate for each rate type and fixed term.

Where to begin

A rate that looks right is where the conversation starts.

Tell me the property, the loan size and what you want the loan to do. I compare lender policy and structure, not only the rate.
